I should probably warn you to read this post at your own risk.  If you are like me, there’s a possibility that you will visit Havre de Grace for an event, or for dinner, or for whatever reason and then find yourself obsessed with the lifestyle of this hip, waterfront town.

Havre de Grace can be intoxicating like that!

When asked about Homes for Sale in Havre de Grace, I normally respond with a series of questions that have nothing to do with price.  Are you interested in a primary residence or a weekend retreat? Are you a boater?  Do you have a busy lifestyle?   Are you looking for a family oriented community?  Would you consider an older, architecturally significant home requiring some work?  Would you like to be walking distance from restaurants and events like First Fridays? Are you interested in maintaining a lawn and garden?  Would you like to be walking distance from schools?

A little about Havre de Grace and its communities

Local legend tells us that Havre de Grace was named during the American Revolutionary War by French General Lafayette who was reminded of the French Seaport Le Harve.  Since that time, the town has grown to a population of roughly 15,000 people.

Havre de Grace is about a sense of community if nothing else.   It’s a place where people know each other by name.  The town is distinguished by a number of distinct communities, each with its own unique character and architectural footprint.

Historic Downtown Havre de Grace

The town itself has every imaginable type of dwelling from historically significant homes predating the War of 1812 to newly constructed, voguish townhomes with rooftop decks.   Living within the actual Town of Havre de Grace, as I do, has very real benefits.   The many restaurants and shops are a short walk away on tree-lined streets.  The town offers a full venue of festivals which are in walking distance.  There is a wooden promenade hugging the shoreline with awesome expansive views of the Chesapeake Bay.

Older homes in town are often purchased, restored through sweat equity, and then used as second homes.   I find that people who are lured to Havre de Grace as a summer or weekend getaway, eventually find themselves living here.  That’s what happened to me.


Havre de Grace Waterfront Communities

Along with the promenade and several marinas, Havre de Grace has a number of communities situated along its waterfront including: Seneca Point Condominiums, Canvasback Cove Condominiums, Log Pond, Heron Harbor Condominiums, and Bayou Condominiums.

As you would expect, each waterfront community has a particular vibe that resonates with certain potential purchasers.  Canvasback Cove, for example, is popular with boaters because many of the units come with deeded boat slips located in front of the condos.  In fact, the buildings in Canvasback Cove have a second indoor staircase leading to the boat slips.   It’s a nice touch that has a beachy feel!  There is also a well kept community pool that sits on the water’s edge.

In contrast, Bayou Condominium units have no direct water access, but sit high on a hill with unparalleled views of the Chesapeake Bays.  Before being converted to residential condo units, the building was once the site of the Bayou Hotel, a favorite place to stay among celebrities and well-to-do types when Havre de Grace was home to a notorious horse racing track known as The Graw.   Ironically, the building was later used by the Catholic Church as a senior home for women.

Havre de Grace Subdivisions

The true heart of Havre de Grace lies in the many residential communities located just a couple of minutes from the town proper.  The homes in these communities vary in age, floor plan, and exterior design style.   The communities include: Havre de Grace Heights, Meadowvale, Grace Harbour, Bay View Estates, Grace Manor, Havre de Hills, Gracecroft, and Greenway Farm.

Grace Harbour, for example, is a residential community made up of 300 single family homes and 125 townhomes, per the community’s Facebook page.   The homes were built during the early to mid-1990s.  Grace Harbour is a well maintained, family oriented community, that visibly reflects pride of ownership.

If your lifestyle is busy and active, you might find Greenway Farm appealing.  The spacious 3 story townhomes require little exterior maintenance, have open floor-plans, and 2 car garages.   There’s a community Clubhouse, fitness center, pool, and tennis courts.   A time conscious executive can be on I-95 in minutes and at BWI or Philadelphia International in roughly an hour.  Aberdeen Proving Grounds, MARC and AMTRAK access are located conveniently.


Bulle Rock

The gated residential community of Bulle Rock exemplifies luxury living.  The community’s mantra is “Life Imitates Vacation.”  It’s true!

The Residences at Bulle rock reflect upscale, contemporary floor-plans.  The community has a 37,000 sq/ft clubhouse, indoor and outdoor pools, tennis courts, day spa, and a cardio-fitness center.   Bulle Rock is also home to Maryland’s premier golf course and to Silks, which is a really fun restaurant.

You get where this going: Havre de Grace is a great place to live.

What is my Havre de Grace home worth?


You’ve probably heard that a house is worth what someone is willing to pay to for it.

If only it were that simple!

A home that is listed at too high an asking price is likely to sit on the market. Potential and qualified buyers might decide not to tour it.  They might assume that the seller is unrealistic or difficult to deal with.  In other words, a house that doesn’t sell runs the risk of being stigmatized.

When a home is offered for sale at too low a price, the seller misses out on proceeds that might have been realized.  Imagine how you would feel if you learned that your neighbor sold a nearly identical home for considerably more than you did?

I am often approached my homeowners with the question: What is my home in Havre de Grace worth?

I start by researching the negotiated prices of  similar homes that have sold and settled.  I also take a close look at any properties currently listed for sale to gain an understanding of the competition.  I visit the subject property to carefully evaluate its overall condition and unique features and attributes.  Finally, I look  at expired listings as a learning opportunity.  These are the homes that were listed with a Realtor but didn’t sell.  The end product is called a Comparative Market Analysis (CMA), which is used to determine a narrow price range in which the house should sell.

As methodical and calculated as the pricing process may seem, it requires professional judgement and a working knowledge of local communities.   Havre de Grace is a city comprised of very distinct communities.  The market trends impacting the value of an individual home in Grace Harbour can differ from those impacting a townhouse in nearby Greenway Farms, or a villa in Bulle Rock, or a waterfront condo in Heron Harbor.

At this point, it needs to be said that a Zillow Zestimate is not an accurate indicator of your home’s value.  It’s not intended to be. The same goes for all online valuation sites.

Havre de Grace 5K Race


Lock House Pirate 5K

Runners mark Saturday, June 11, 2016 as the date of this year’s Lock House Pirate 5K held in Havre de Grace, Md. The race will start at 8 am.  I’ll stop short of sharing additional details at this point because this year’s race is still being planned.

The race is part of a week-end of Pirate themed events including a Pub Crawl, a Pirate Encampment, and a Buccaneer Bash to benefit the Susquehanna Museum at the Lock House.   Many runners wear Pirate costumes during the race.

The 3.1-mile course takes runners through the streets of historic Havre de Grace offering awesome views of the town’s distinctive architecture, the Chesapeake Bay, and the Susquehanna River.

The Lock House Pirate 5K attracts athletes of every age and ability level from elite local runners, to families, to walkers participating in their first organized event.  The course is flat with a limited number of turns on paved roads making it the perfect terrain to establish a personal record.

In 2015, we proudly welcomed athletes from Athletes Serving Athletes and look forward to their continued participation this year.

Last year 72 pub glasses, inscribed with pirate logos, were awarded to age group winners; the overall race winners went home with plaques.  All entrants received a technical running shirt.

For a second year, I’ve agreed to organize the race.  My goal is to make the Lock House Pirate 5K a bigger and better event than in the past as well as a rewarding experience for all involved.

What’s a Rainbow Worth?


Back in January, I was fortunate enough to capture this photo of a rainbow sprawled over the Susquehanna River.  It was taken from the deck of my waterfront condo in Havre de Grace.

It can’t be said often enough: I love the Havre de Grace lifestyle.  There is seemingly always something to do, something to see, something new to experience.

Havre de Grace, the quaint waterfront town located at the mouth of the Chesapeake Bay, was at one time a well-kept secret.  It’s no longer the case.

While ranking the “50 Best Small Town Downtowns in America,” Best Choice Reviews listed Havre de Grace as no 11.

Travel World included Havre de Grace on its list of “The Top 50 Small Towns in America” along with famously cool places like Durango, Colorado and Mystic, Connecticut.

Most impressive was Smithsonian Magazine’s inclusion of Havre de Grace as one of “The Best Small Towns to Visit in 2014.”

I agree, Havre de Grace is an awesome place to visit.  When looking for a place to stay, there’s no shortage of charming bed and breakfasts.  The same goes for restaurants and shops reflecting local character.  There’s a non-commercialized boardwalk hugging much of the town’s shoreline offering panoramic views of the Upper Chesapeake Bay.  Bulle Rock, a local golf course complete with a club house, restaurant and gated residential community, is classed as Maryland’s Premier Golf Course .  The list goes on.

But the town has so much more to offer.  Havre de Grace real estate reflects a variety of architectural styles and is affordable.  When looking for a full time or second home, the options include new construction, historically significant dwellings in the town proper, and a number of waterfront condominiums.  It takes just a little longer than 2 hours to drive to ski resorts or the Atlantic shore.  With direct access to I-95, Havre de Grace is within reach of Baltimore, D.C., Wilmington, and Philadelphia. Again, the list goes on.

While I agree, Havre de Grace is a great place to visit, I have to ask: Why not live here?

Estimating the value of a rainbow is not unlike placing a value on a small town experience. For me the answer is simple.   When viewed from the deck of my Havre de Grace condo, a rainbow is priceless.

The snow started to fall just as darkness arrived in Havre de Grace.    It was very cold on the waterfront so I only stayed long enough to capture a couple of images.   Both pics were taken from the town’s Transient Pier.
